Short version
This marketing site sets no cookies: fonts are our own, and there is no tracker on these pages. It may count page views with Cloudflare Web Analytics, which is cookieless: it stores nothing on your device and builds no profile of you, only aggregate totals. The app (app.reckonproperty.co.uk) uses only the strictly necessary storage listed below: your sign-in session and your local preferences. There are no analytics cookies in the app and no third-party analytics, so there is no cookie banner to answer.
Strictly necessary (no consent needed, always on in the app)
These make the service work, so they do not need consent under UK law.
| What | Where it lives | Purpose | How long |
|---|---|---|---|
reckon_guest cookie |
Cookie (HttpOnly, signed) | Remembers a visitor’s free first report before they have an account | 30 days, then it expires |
| Sign-in session | Your browser’s local storage (set by our sign-in provider, Supabase) | Keeps you signed in | Until you sign out |
| Your choices | Local storage: your theme, pending listing link, tracker progress, and your affordability inputs | Remembers what you set on this device. Income, deposit and budget stay in your browser and are never sent to us | Until you clear them |
| Bot check | Cloudflare Turnstile, loaded only when a first report is requested without an account | Stops automated abuse | Per check |
| Payments | Stripe, only when you go to pay (you are sent to Stripe’s own page) | Takes payment | Per Stripe’s policy |
| Fonts, sign-in script, maps | Google Fonts and the jsDelivr CDN load when the app opens; Google Maps loads only when you view a street view | Page fonts, sign-in library, street view | Per those providers. They can see your IP address |
TODO(Zee): consider self-hosting the app’s fonts and sign-in script so the app makes no third-party requests on load, as the marketing site already does.
How we count usage
We count how many reports are started, finished or fail on our own servers, as plain totals by day. Those counts hold no cookie, no identifier for you, no address, no listing link and no IP address. Nothing about your income, deposit or budget ever leaves your browser.
