What you are getting
An automated estimate from public and listing data — not a RICS valuation, survey, or financial advice. It is a tool for thinking with, and the confidence grade on every report tells you how much weight the evidence can carry. Decisions about a purchase remain yours, and we would say the same about a mortgage broker’s numbers or a solicitor’s opinion: get both.
What it is not
Not a survey. Not a lender’s assessment. Not mortgage, legal, tax or investment guidance, and we are not authorised or regulated by the Financial Conduct Authority. AI-written text in a report is labelled as AI-generated.
Who can use Reckon
Reckon is for people aged 18 or over, for personal use when considering buying a home in the UK.
The Buyer Pass
The Buyer Pass costs £39, paid once, and gives access for 6 months from purchase. It does not renew automatically and we will not charge you again; when the 6 months end you drop back to the free tier unless you choose to buy another. The price shown at checkout is the price you pay.
Agreeing to these Terms
Before you pay, we ask you to tick one box to say you agree to these Terms. We record that you ticked it, when, and which version of these Terms was shown, with your payment. You keep your 14-day right to cancel: we do not ask you to give it up.
Refunds
Not happy? Full refund within 14 days of buying, no questions asked: email us and we will refund the full amount to the card you paid with. If we cannot deliver what we sold (your full report and evidence pack), we will refund you in full at any time during your six months. TODO(solicitor): model cancellation form and final cancellation wording.
Pre-orders
The Purchase Pass is pre-order only. Nothing is charged when you pre-order. Pre-ordering saves your card with Stripe, our payment processor — we never see or hold the card number — and the £199 is taken only when the features ship. If we cancel it, you are charged nothing, and anything already taken is refunded in full.
Acceptable use
Personal use, for homes you are considering buying. No bulk automated access, no resale of reports, no scraping of the service.
Companion
Reckon’s Companion helps you keep track of a purchase. It is not a conveyancer or solicitor, is not regulated by the Solicitors Regulation Authority and is not covered by the Legal Ombudsman. It does not send messages to anyone on your behalf.
How to complain
- Email us at hello@reckonproperty.co.uk with “Complaint” in the subject, what went wrong and what you would like us to do. We will acknowledge it within 5 working days.
- We reply in full within 28 days. If it will take longer we will tell you why and when to expect an answer.
- Your consumer rights are not affected by this process. If you are not happy with our answer you can take advice from Citizens Advice (0808 223 1133) or Trading Standards, and you keep the right to go to court. We do not currently use an alternative dispute resolution (ADR) body; see the Complaints page. TODO(solicitor): confirm that statement is enough.

Governing law
These Terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction, without taking away any rights you have as a consumer where you live.
