Pre-order not open yet

Pre-order only, and not open yet. When it opens, your card is saved and nothing is charged until the pass opens.

  • Not happy? Full refund within 14 days of buying, no questions asked.
  • On the Buyer Pass: if we don't deliver your full report and evidence pack, it costs you nothing — refunded in full, any time in your six months. We do not guarantee your purchase completes; we do guarantee you get the evidence you paid for.

Before you pay

What do I get free?

Three checks, then one a week. Price history, market state and £ per square foot in full, the headline of the comps and confidence work, and a basic monthly cost. No card, ever, on the free tier, and no sign-up at all for the first one — the next two need an email so we can keep them for you.

Is this the same as what a surveyor or a lender would produce?

No. An automated estimate from public and listing data — not a RICS valuation, survey, or financial advice. A surveyor inspects the building. Reckon reads public records and the listing, and grades how sure it is.

Which listings does it work with?

It works with listings from Rightmove, Zoopla and OnTheMarket. We are not affiliated with any of them. If a page cannot be read, the report falls back to sold evidence only and tells you that is what happened.

Do you see my income or deposit?

No. The affordability maths runs in your browser and is never sent to our servers. We have no field for it, no database column for it, and no way to see it.

Can I get a refund?

Yes. Not happy? Full refund within 14 days of buying the Buyer Pass, no questions asked. On top of that: if we don't deliver your full report and evidence pack, that pass costs you nothing — email hello@reckonproperty.co.uk any time in your six months and we refund it in full. We do not guarantee your purchase completes; nobody controls that, us included. We do guarantee you get the evidence you paid for.

What is the Purchase Pass, and when?

Pre-order only, and not open yet. It will include Your purchase: one place for the home you’re buying, with what happens next, key dates, tasks and quotes. Your card is saved and nothing is charged until it opens. We’ll give you a date when we’re sure of it, not before.

How accurate is it?

Every estimate gets a grade, from High to Very Low, with the reasons and the evidence. We’ve tested it against past sales without live listing data: the ranges were too narrow, so we made the grade stricter, and it now drops when the evidence is thin. We haven’t measured it with live listing data yet. We’ll publish a figure once it meets our own bar.

Are you an estate agent or a portal?

Neither. We are not affiliated with any property portal or agency. Nobody pays us to show you a home, and we do not sell your details as a lead.

Someone to read it with you

The concierge is a named person who goes through your reports with you, from offer to keys. £499 when it opens. A small founding group gets it free in exchange for a 20-minute call each week. It is separate from the passes above.
